disposition, when sellers own pro-indiviso shares?

Can someone please help with a disposition from a married couple, each owning a 50% pro-indiviso share in a house, to a single-person buyer.

Is it OK to say

"We (...) spouses residing together (...) each of us being the registered proprietor of all and whole a one half pro indiviso share of (...) do hereby dispone to and in favour of (...) all and whole the subjects forming and known as (...)"

with the new Land Certificate only recording a unified title, held by the buyer?

Or might the Keeper bounce this, on the basis that an owner of a half-share can only dispone his half-share?
